What to Expect
Remodeling is not an overnight or one-week project like television makes it appear to be. This process can take weeks or months depending on the size and design of the project. For the duration of the project our construction crews will be in your house for the entirety (7:00-4:30) of the day. We will respect your privacy; however, our crews will enter your home at any time during the work week M-F. Find a room in your home that your family can retreat to, to escape the loud sounds of demolition/construction. Remodeling may create feelings of invasion of your personal space and can feel disruptive to your living routine. It may become aggravating, please be understanding. Once it is all finished it will be yours to enjoy! If you follow our pre-construction tips it will make for a successful and pleasant experience.
Pre-Construction
Site Prep--You will be responsible for moving the following:- All decorations/valuable items
- Pictures/art/wall hangings
- Cleaning out all cabinetry items
- All furniture
Scheduling delays/issues
- Delays – It has been our experience that some suppliers may be out of stock of products, or special ordered products may take longer to receive.
- Poor weather, Mother Nature is not something we are able to control.
- Demolition can often reveal pre-existing problems that were not anticipated; due to these surprises it can set us back in progress. Depending on the problem/issue it may require a subcontractor/trade contractor to fix it.
- Change orders can often result in a delay of your project completion.
During Construction
Communication – Vaccaro Construction equips all employees with Verizon Wireless phone devices to manage the day-to-day aspects of our work. All work issues and work changes should be communicated our office. All subcontractors should only take instruction from our office. It is not advised to engage in conversation about work orders/changes with subcontractors. This allows for proper job management, which ultimately cuts costs and saves time. Daily/Weekly verbal communication will occur between the project manager and yourself. For everyone’s protection, if there are any issues or concerns with work progress/contractors/change order/etc. we prefer written communication via e-mail or to our office.Change Orders – If any changes need to be made throughout the project they will be recorded as a CHANGE ORDER. These will be recorded for every variation from the original contract plans. We will price all change orders and present it for approval before any changes are made. Please contact your project supervisor ASAP as this could result in delays to the completion of your project.
Project Payment – A Project Payment Schedule will be set up in the contract given to you. Specifications for payment scheduling will be outlined in your Construction Agreement. Prompt payment is necessary to ensure your project progress is not interrupted. You may drop it off at our office at 1327 N Main St. Suite #106, Walnut Creek, CA 94596 or arrange for Steve Vaccaro to pick it up.
Dust – Construction is a dusty process, so please understand that although we will make every effort to minimize and contain our dust, you will see some throughout your house (even in rooms we’re not working in). You should cover anything that you don't want to get dusty, and it helps to change your A/C filter often.
Landscaping – Throughout the course of remodeling it is normal that minor damage to plantation, sidewalks, lawn, even driveways may occur (existing cracks should be noted). Vaccaro Construction and subcontractors are not responsible for any landscaping damage; however, we will do our best to avoid any such damage.
Material Storage –We will set up a spot on site for material storage. Some items/materials we recommend may need a special location for theft purposes.
Children – We ask that while children are at home to be STRICTLY supervised. Remodeling sites are dangerous areas for kids. While work is in progress loose nails, nails sticking out of walls, and dangerous tools being used are a hazard for children. We suggest that children be kept away from the work site during hours of operation; even after hours children should be supervised around construction area.
