Our Remodeling Process

1. INITIAL CALL

When you first call us we will do a detailed intake sheet to ensure that our company can meet your needs and expectations. If so, the office manager will call you to discuss further details and make an appointment to meet with you at your home.
  • In order to receive the most accurate bid please be prepared to answer the following questions:
    • i. What is the value of your home?
    • ii. How much equity do you have?
    • iii. How will you finance your project?
    • iv. What is your project budget
    • v. How long do you plan to live in your house?
  • We also suggest you collect pictures/photographs of ideas and designs you like. At this point you should start collecting paint color swatches and have an idea of what appliance/furniture pieces you want. (This could potentially affect your budget)


2. INITIAL APPOINTMENT

Vaccaro Construction Co. philosophy of business is that it must be a good match between builder and client in order to have a successful construction experience. So, when Steve meets with you, he will discuss your needs, desires, priorities, and budget. He will offer suggestions on how to make these ideas work. In addition, he will go over exactly how the design and construction process works. The client Project Binder will be reviewed with you, which explains the various systems we use. At the end of this meeting, we recommend that the next step would be to call references and current jobs in progress, see samples of projects that have been built and select the builder that best fits your needs.

3. RESIDENTIAL DESIGN AND DRAWING

From Design to Finished Project is very important so we offer a designer as part of our team and work with a number of architects. If you have your own designer and/or architect, we are happy to work with them. Our suggestions are that you involve us early in the design phase to ensure that the project you have designed can be built within your budget.

4. PRE-CONSTRUCTION

Once the contract is signed, there are a number of steps that begin:
  • Working drawings are submitted to the planning department to acquire building permits (time frames can range from 2-3 days to 2-3 months depending upon the city and the project).
  • We also submit Title 24 Reports and engineering reports if needed.
  • A detailed specification sheet will be given to you, the client, so that you know each and every detail that is included in your project. It will also list the items you will be choosing and the decision dates they must be selected by.
  • The general contractor and construction manager will create a complete materials list. This includes the ordering of everything from lumber to custom materials that will be needed for the entire project. This allows for very timely projects without down time during the course of construction.
  • A schedule is plotted out, from start to finish. The crew and management are each given copies so that they know the schedule we expect to keep for you. As the client, you are also given a schedule so you know the work schedule and time frame we anticipate for your project.
  • All subcontractors are notified of their start dates and are given the details of their work to be done.

5. POST CONSTRUCTION

Your Project Manager will contact you to schedule a final inspection. They will meet with you and discuss the completion of your project. We recommend you create a checklist for any small repairs or outstanding work and schedule a time of completion. We will then set up a date for a 90-Day Follow Up.
